Transforming Toronto Condos: The Art and Precision of High-End Suite Renovations
There is a particular kind of Toronto homeowner I have come to know well. They have sold the house, or they never bought one. They have a suite in a good building with a view they paid real money for, and they have decided this is where they want to be. What they do not want is a space that feels like every other unit on the floor.
A condo renovation in Toronto is a genuinely different discipline than renovating a house. The constraints are tighter, the approvals are stricter, and the logistics can eat a project alive if nobody is managing them. But the payoff is significant, because in a small footprint, every good decision is felt every single day.
The Constraints Are the Brief
In a detached home, if a layout is not working, you can usually move a wall. In a condo, the honest first step is figuring out what is actually movable—and that conversation needs to happen before anyone starts sketching.
- Structure: Concrete shear walls and columns are not negotiable. In most Toronto towers, the demising walls and the core are structural, while a fair number of interior walls are not. Which is which is not something you can determine by knocking; it comes from the building's architectural and structural drawings. Getting access to them is one of the first things we do.
- Plumbing Stacks: This is the one that surprises people most. Your kitchen sink, bathroom fixtures, and laundry all drain into a vertical stack running through the building. Moving a fixture means running new drain lines with the required slope. In a suite with a concrete slab and limited ceiling height, that slope has nowhere to go. Sometimes we can relocate a sink a few feet; sometimes we can move a full bathroom. Sometimes the answer is that the kitchen stays exactly where it is and we make it extraordinary instead.
- HVAC: Many buildings use a fan coil unit serving the whole suite, often tucked into a closet in an inconvenient place. You can frequently rebuild around it, sometimes relocate it, and almost never eliminate it. Building rules on what you may do to that equipment vary widely.
- Electrical Capacity: Older buildings in particular have limited panel capacity. If your plan involves an induction range, a wine fridge, heated floors, and a serious lighting design, we need to confirm the panel can carry it before it is in the drawings.
- Suite Boundaries & Standard Unit Bylaws: Your condo declaration defines what you own and what the corporation owns. Windows, exterior doors, balcony surfaces, and often the concrete itself belong to the corporation. The standard unit bylaw defines what the building's insurance covers, which matters more than people realize if there is ever a claim.
Board Approval: Start Here, Not Later
I have seen beautiful condo renovation projects stopped cold in week two because nobody read the rules first. Property management is not being difficult—they are protecting a building full of people from water damage, noise complaints, and liability.
What to Expect During Approvals:
- Documentation: Expect to provide a full scope of work, architectural drawings, an indemnity agreement, and proof of insurance naming the corporation.
- Clearances & Schedules: You will need contractor liability coverage and WSIB clearance. Expect restrictions on work hours (usually weekdays only within a defined window) and tight limits on noisy work.
- Elevators & Deposits: You must book the service elevator well in advance and pay a damage deposit for common elements.
- Riser & Water Shutdowns: Any work touching the risers requires coordination with management, advance notice to affected suites, and a narrow window to complete. If your plumber is not organized, that window closes and you wait weeks for another.
- Hazardous Materials: Pre-1990 construction warrants a designated substance survey for asbestos and lead paint before demolition. If abatement is required, it must happen properly with documentation before anything else proceeds.

The Design Moves That Actually Buy You Space
Once we know the fixed points, the interesting work begins. Here is where the real gains come from, and none of it involves adding a single square foot:
- Sightlines: The perceived size of a suite is largely a function of the longest uninterrupted view through it. Removing one non-structural wall between a galley kitchen and a living room can transform how large a floor plan feels. Aligning door openings so you see through multiple rooms does the same thing.
- Ceiling Height: Most suites have dropped bulkheads concealing mechanical runs, and a surprising number of those bulkheads are larger than they need to be. Opening up even four inches across a main living area changes the proportions of the room. In some suites, we can expose and finish the slab.
- Millwork Instead of Furniture: This is the single highest-return move in a small suite. Built-in storage running floor to ceiling holds far more than freestanding pieces, takes less floor area, and reads as architecture rather than clutter. Custom millwork also solves awkward conditions—the odd column, the shallow alcove, or the corner nobody knows what to do with.
- Smart Doors: Swing doors consume a surprising amount of usable floor area. Pocket doors, sliders, and pivot doors give it back. In a bathroom or a den, that can be the difference between a room that works and one that does not.
- Layered Lighting Design: Builder-grade suites typically have one central fixture per room, which flattens everything and makes the space feel smaller after dark. Layered lighting—recessed where the slab allows, integrated into millwork where it does not, plus proper dimming—does more for how a suite feels than almost any other single investment.
- Glass and Reflection: Interior glazing between a den and a living area brings light deeper into the floor plan. Mirror, used deliberately rather than decoratively, extends sightlines.
- Fewer, Better Materials: In a small space, material transitions chop the floor plan into pieces. Running one flooring material throughout, with fewer thresholds and continuous colour, is one of the most effective ways to unify a space.
Detail Matters More at Close Range
In a large house, you view a room from across it. In a condo, you are always within a few feet of every surface. That changes the standard.
Reveals need to be consistent. Grout lines need to align across planes. Cabinet gaps need to be even at every door. Trim and baseboard details—or the deliberate absence of them—need to be executed cleanly because there is nowhere to hide. A luxury condo renovation lives or dies on this level of finish, and it is exactly why no detail is too small at MGB.
It is also why the trades matter so much. A finish carpenter who is precise on a large house is essential on a small one.
The Practical Realities
There is no driveway for a dumpster. Every piece of demolition debris and every sheet of plywood moves through a service elevator on a strict schedule.
Material staging happens off-site because there is nowhere in an 1,100-square-foot suite to store a kitchen. Dust containment protects not only your suite, but the corridor and the elevator lobby. All of that is manageable when it is planned—it is chaos when it is improvised, and improvisation is what gets contractors banned from buildings.
Budget accordingly and be realistic about the schedule. A full suite renovation of this calibre is typically a matter of months, not weeks, and the approval process runs ahead of it.
